Here are the key steps I take to ensure the successful sale of your home:

  1. Choosing the correct price: Before your house goes on the market, I get information from sales and listings in your neighborhood as well as from my Evers & Co. colleagues. I know the area thoroughly and am always up-to-date on changes in market conditions, so you can be sure I’ll price your house appropriately.

  2. Preparing the property for market: I’ll make certain that your house can “show its best”—and be most inviting to buyers—by arranging for any necessary work and making the Evers & Co. inventory of furnishings and decorative items available if needed.

  3. Marketing and advertising: I customize a marketing plan for each property. The key elements include:

     

    Internet exposure — Most buyers start their search for a
    house online. It is crucial that your home be listed be on as
    many Web sites as possible. At minimum, it will be listed on
    my Web site, www.bonnielewin.com; the Evers & Co. Web site, www.eversco.com; and the Web site of MRIS (Metropolitan
    Regional Information System), a multiple-listing service that
    covers the entire metro D.C. area. MRIS includes home
    features and photos, virtual tours and neighborhood information.



    Open houses — These include weekend open houses
    for prospective purchasers as well as Tuesday Broker Open Houses. I mail color “Just Listed” open house postcards to neighbors, other targeted neighborhoods, and contacts on
    my database.




    Promotional materials — To make the most of marketing
    your house, I use high-quality materials and distribute
    them strategically. I’ll provide a custom-designed brochure
    with photographs and a fact sheet. I’ll also send
    direct-mail postcards, with a professional photograph of the
    property, to neighbors and other targeted neighborhoods.




    Advertising — As with the marketing materials, I’ll advertise your property where it really counts. Moreover, Evers & Co. works as hard as I do to create top-flight advertising. Our ads in The Washington Post feature a photo of the house and engaging prose. We also advertise in the Northwest Current newspaper and in magazines that reach our target buyer audience, including Washingtonian, Bethesda Magazine, Washington Life, D.C. Luxury Home and Pinnacle.


  4. Telephone follow-up — It’s vitally important to talk to agents and potential buyers who have seen your house. I make follow-up calls to answer any questions they might have and further develop their interest. I’ll keep you apprised of what I learn with weekly written reports to help you understand how the market is responding to your property.

  5. Negotiation of offers — I’ll advise you on getting an offer with the best possible terms; and before proceeding, I’ll ensure that the buyer is financially capable and otherwise suitable to complete settlement.

  6. Follow-through from contract ratification to settlement — I’ll guide you through the inspection stage, help arrange any necessary repairs to your house and, of course, provide all the help and expertise that you need at the settlement table.
